Terms & Conditions

1) Definitions

  1. "Property Owner" means the owner of the property (Kingsway House)
  2. "Property" means the accommodation for which the booking is made
  3. "You" / "Your" means you the person(s) renting the Property

2) Bookings and Payment

  1. A deposit of one week's rent is payable on booking
  2. A damage deposit of GBP200 will be charged at time of booking and returned at the end of the rental period provided the terms in section 5 below have been observed
  3. Any balance payment must be made prior to the start of the rental period
  4. All payments must be made in GB Pounds by credit card or bank transfer
  5. All bank charges must be paid by You

3) Cancellations

  1. If You wish to cancel your booking You should email This email address is being protected from spambots. You need JavaScript enabled to view it. as soon as possible
  2. A full refund will be made if at least 90 days (3 months) notice is given
  3. No refunds will be made with less than 90 days notice unless the Property can be resold to another person
  4. If for any reason the Property Owner has to cancel a booking a full refund of any money received will be made to you. Any liability will be limited to the money received and the Property Owner will not be liable for any loss consequential or otherwise

4) Insurance

  1. Insurance cover for buildings and public liability is arranged by the Property Owner
  2. This does not cover any liabilities to do with Your travel arrangements or cancellation. It is strongly recommended You arrange travel insurance to cover Your liabilities
  3. Your personal belongings and vehicles (together with their contents) are left at the Property entirely at Your own risk
  4. The Property Owner shall accept no liability to You for any loss, damage or injury howsoever caused or to Your personal property except to the extent such loss, damage or injury is caused by the negligence or wilful default of the Property Owner

5) Your Responsibilities - You will ...

  1. ensure that the number of people occupying the Property will not exceed three for either Property
  2. ensure that the Property will be used solely for Your own residential purpose
  3. show due consideration for other parties such as neighbours
  4. allow the Property Owner or his representative access to the Property at any reasonable time during the period of the rent
  5. keep the Property and all furniture, utensils, equipment, fixtures and fittings in or on the Property in the same state of repair and condition as at the commencement of the rental and to ensure that at the end of the rental the Property is left in the same state of order and cleanliness in which it was found. The Property Owner reserves the right to levy an additional charge for any extra cleaning required after Your departure and for any consequential loss
  6. report as soon as possible to the Property Owner (or his representative) any breakages or damage caused during the rental and to reimburse the Property Owner with the cost of replacement. The Property Owner reserves the right to make a claim against You for repair or loss as a result of damage caused
  7. arrive after 3 p.m. on the arrival day and to vacate the Property by 10 a.m. on the day of departure unless prior arrangement has been agreed with the Property Owner
  8. not (without the express permission of the Property Owner) allow any person other than guests booked and staying in the Property to use the facilities and amenities of the Property
  9. notify all other members of Your party of these undertakings
  10. In the event of a breach of any of these undertakings the Property Owner (or his representative) can refuse to allow you to take possession of the Property or make You leave the Property before the end of the rental period. In either case You shall be deemed to have cancelled the Booking and You shall have no claim for compensation or reimbursement whatsoever.

6) Pets

  1. No pets of any description are allowed in the Property

7) Force Majeure

  1. No liability can be accepted and no compensation will be paid by the Property Owner, where You suffer any loss, damage, injury, disappointment, inconvenience or otherwise, or where the performance or prompt performance of any obligations by the Property Owner are prevented or affected, by any event which the Property Owner could not have reasonably foreseen or avoided including war, threat of war, riot, civil strife, industrial action, terrorist activity, natural or nuclear disaster, fire, adverse weather conditions closure of international borders, disease, none availability of transport services, interruption to services/utilities and all similar events outside the control of the Property Owner
